£95 Fixed-Fee Thermal Leak Diagnosis & Emergency Plumbing in Carlisle. We find the leak first, so nobody rips down a ceiling on a guess.

A stain on the ceiling, a meter that never stops turning, or water appearing from nowhere. Mark traces hidden leaks under tiles, floors and ceilings with a thermal camera and acoustic listening kit, then gives you a fixed repair price before anything else happens.

Emergency call-outs

7 days · 8am–8pm

Leaks, burst pipes and cylinders with no hot water. The £95 leak diagnosis is the same price every day. Ring after 8pm and Mark calls you back from 8am.

One firm for the whole job. We handle all bathrooms, wetrooms, unvented hot-water cylinders (G3) and plumbing leaks in-house, and partner with our dedicated Gas Safe heating engineer whenever a job includes a boiler swap or gas pipework.

How the £95 diagnosis works

Four steps, and you know the price at every one.

The £95 covers finding the leak and telling you exactly what it'll cost to fix. It's the same price on a Sunday as on a Tuesday.

  1. Step 1 · Ring

Turn the water off, then ring Mark

If you can, turn off the stopcock (usually under the kitchen sink). Mark's mobile rings first; if he's mid-job, reception takes your postcode and the details, and he rings you back between jobs.

  2. Step 2 · Trace

    Find it without digging

A FLIR thermal camera shows where warm or cold water is spreading behind tiles and plaster. For pressurised pipes under solid floors, acoustic listening kit picks up the hiss of the leak itself.

  3. Step 3 · Show you

    Written findings with photos

You get the thermal images and a short written note of what we found and where. Insurers and letting agents usually ask for exactly this.

  4. Step 4 · Fix

    A fixed repair price first

Before any further work, you're told the repair price. Most leaks are fixed on the same visit from parts on the van.

Why not just open the ceiling?

Opening up the wrong spot costs more than finding the right one.

Water travels along joists and pipes before it shows, so the stain is often a metre or more from the leak.

Guess and dig

The ceiling comes down first

  • Ceiling or tiles opened where the stain is, which often isn't where the leak is
  • A second or third hole before the real leak is found
  • Plastering, tiling and decorating bills on top of the plumbing
  • No record for your insurer of what was actually wrong

Find it first · £95

One small, exact opening

  • Thermal and acoustic tracing pinpoints the leak before anything is opened
  • Usually one tile row or one small ceiling square, not a whole wall
  • Thermal photos and written findings for your insurer or landlord
  • A fixed repair price before any further work

Repair prices

Common emergency repairs, priced before we arrive.

Prices include labour, materials and waste removal. The leak diagnosis is always £95; the repair is confirmed before we start it.

Landlords & letting agents

Rapid attendance for tenanted homes across CA1–CA12.

Your tenant rings, or you do. Either way, you get one clear report and one fixed price, without having to drive over yourself.

How it works for landlords

  1. Ring before 2pm and we aim to attend the same day; after 2pm, from 8am the next morning. 7 days a week, 8am–8pm.
  2. Mark arranges access directly with your tenant, or collects keys from your agent.
  3. You get the thermal photos, the written findings and a fixed repair price by text or email before any repair beyond making it safe.
  4. Invoices go to you or your agent, with the address and job notes your insurer will want.

Bathrooms, cylinders and leaks are all done in-house. Boiler swaps or gas pipework go to our partner Gas Safe heating engineer, on the same paperwork.

Dripping or leaking showers

Most shower leaks are fixed from the front of the valve.

A shower that drips when it's off, or swings between too hot and too cold, usually needs a new cartridge, not a new wall. Mark carries genuine cartridges for the common makes on the van and fits them through the valve face, without touching a single tile.

If water is getting behind the tiles from the tray or the grout, the thermal camera shows it, and we'll tell you honestly whether a reseal will do or whether the area needs waterproofing again.

Questions

Leak questions.

Water coming through now? Call Mark on 01228 587 745.

What does the £95 include?

Finding the leak with thermal and acoustic equipment, marking where it is, thermal photos and a short written note of what we found. You also get the fixed price for the repair before any further work.

When can you come out?

Emergency leaks and cylinder call-outs are covered 7 days a week, 8am–8pm. Ring before 2pm and we aim to attend the same day. Ring after 8pm and Mark calls you back from 8am; turn the stopcock off until then.

Is there a call-out fee on weekends?

No. There's no separate call-out fee, and the £95 diagnosis is the same price every day between 8am and 8pm.

Will my insurer accept your report?

Most home insurers ask for the cause of the leak, where it was and photos. That's exactly what the written findings and thermal images give you. Check your own policy for any specific wording they need.

Can you deal with my tenant directly?

Yes. We arrange access with the tenant, send you the findings and price, and invoice you or your agent.

Do you do boiler or gas repairs?

We handle all bathrooms, wetrooms, unvented hot-water cylinders (G3) and plumbing leaks in-house, and partner with our dedicated Gas Safe heating engineer whenever a job includes a boiler swap or gas pipework.
